Planning Usage: B1 Business / Office
A flexible, first class ticket: premium offices at Aldgate Tower. Of all the new buildings that have arrived to transform the appearance and street scene of Aldgate, it is probably Aldgate Tower that is the most noteworthy. Acting as a gateway to the neighbourhood, the gleaming glass edifice by Brookfield signifies the emergence of Aldgate as a destination address in one of London’s best-connected business districts.
Aldgate Tower is a premium office location for grown up companies; 17 stories of Grade A space that is home to some of the world’s most pioneering firms including Uber and Groupon. WeWork are also in the building and could well prove useful should a company ever have the need for swing space, perhaps for events, temporary teams or large meetings.
We are offering all or part of the northern end of Aldgate Tower’s second floor, a unit of 10,000ft2 currently occupied by our clients Huddle. The floor is shared with Uber who occupy another 10,000ft2 at the southern end.
The option exists to either:
- take a simple assignment of Huddle’s lease on the entire 10,000ft2 on a term until 2026, with an option to break in March 2021, or;
- sub-let of all (10,000ft2 or part of the space – minimum 4,000ft2 to a maximum of 6,000ft2) – until March 2021.
The office has been fitted and furnished to a high specification by Huddle and can be supplied as anything from vacant to a full plug’n’play solution. Options around interior layout, reception areas, meeting rooms and shared or private spaces are all up for discussion.
Aldgate’s regeneration has been swift and solid and Aldgate Tower is right at the centre: within 5 minutes walk of the building more than 40 new restaurants, cafes and bars have opened up and join such luminary local icons as Whitechapel Art Gallery, Wilton’s Music Hall and St Katherine Docks.
At the meeting point of the City, Whitechapel, Spitalfields and Brick Lane, the neighbourhood has remarkable connectivity and was awarded TfL’s highest connectivity assessment. Aldgate, Aldgate East, Tower Gateway, Bank, Fenchurch Street and Liverpool Street stations are all between 10 seconds and 6 minutes walk of Aldgate Tower; numerous buses serve Aldgate Bus Station; Cycle Superhighways 1 & 2 begin nearby; and Crossrail will arrive in 2019. We are quoting a rent of £57.50 per ft2.
